Hi, it’s Tony Cline with HomeVault Property Management. Now occasionally when we’re talking to someone about our leasing or our property management services the question comes up “Who selects the tenant? Does the landlord select the tenant? Does the property manager select the tenant? What’s the process like?” So I thought I’d share with you today how we actually go about selecting the tenant.
Now, we don’t actually leave it up to the landlord to select the tenant, nor do we leave it up to the property manager. We have a proprietary system that we’ve developed over the last 40 years, and we continue to improve it. But this system, after plugging in the scores that we receive back from the four categories that we’ve talked about in another video, after we’ve put people through this system, this system will let us know whether or not the tenant is approved.
The reason that we do this, the reason that we don’t have either the property manager or the landlord select the tenant is because there’s a very strict set of fair housing rules and laws that we have to follow. And by providing this system it creates a buffer against the landlord for any fair housing claims, and it creates a system that can be duplicated and that we can stand behind where we are placing quality tenants into your investment property.
Again, you may have an investment property, and you may have screened the tenants for the last five or six leases. We’ve actually screened, through this system, we’ve screened thousands of tenants. So we’ve done a very good job of eliminating the people who don’t qualify whilst still giving an opportunity for the residents that do qualify.
